The genesis for the 1,620-acre project was an innovative economic initiative by the Joint Development Authority (JDA) of Jasper, Morgan, Newton and Walton Counties to create an employment center and attract new businesses east of metro Atlanta.
The JDA chose TPA Realty Services, LLC – formerly known as Technology Park/Atlanta, Inc. – because of its development experience with with similar best-in-class developments, including Technology Park/Atlanta, Johns Creek and Lenox Park. This partnership ensures that businesses locating in Stanton Springs enjoy working with a seamless, efficient entity for utilities, taxes, incentives and other forms of local governance. It also ensures world-class development and long-term planning with an emphasis on a park-like atmosphere that allows businesses to blend in with their surrounding environment, rather than overpower it.
TPA Realty Services, LLC creates superior environments that inspire companies and people to be more productive, enabling businesses and their community to grow and prosper. It is TPA's philosophy that this mission is best achieved through the development of well-planned, environmentally sensitive, mixed-use projects.
TPA Realty Services is also sensitive to developing communities that are:
- economically diverse
- economically self-sustaining
- environmentally friendly
The Joint Development Authority of Jasper, Morgan, Newton and Walton Counties was established in March 1999 to assist with the development of the 1,620-acre Stanton Springs development.
The JDA's mission is to attract high-quality jobs to the region, creating along with them a long-term significant tax base for the four counties and creating high-level technical, professional and research-oriented jobs for area residents who would otherwise need to leave their communities to find equivalent career and income opportunities. Stanton Springs serves as a primary vehicle for achieving these goals and believes the project will fuel the growth of a strong, diversified tax base that will support area amenities and services for the long term.

The four counties comprising the JDA have entered into a unique tax sharing agreement in which the property taxes on all buildings and improvements within the Stanton Springs development will be shared by the four counties based on a pre-determined formula, regardless of which county or counties a facility is located.
Not only does this reinforce the inter-county and regional cooperation for the project, it also streamlines operations for corporations and businesses that located within Stanton Springs. Businesses don't have to worry about which county to pay or what percentage gets paid to which county. |
